Approvals and Compliance
Commercial works in Singapore often need approvals that home renovations don’t. Which ones apply depends on your premises and what you are changing:
- Landlord or building management: most malls, office buildings and industrial landlords need to approve your fit-out plans and set rules on work hours, noisy works, deliveries and protection of common areas.
- Fire safety: works that affect escape routes, fire doors, sprinklers, fire alarms or ventilation generally need SCDF plan approval before they start. Minor works may qualify for a simpler lodgement route.
- Building and structural works: building works that need approval require plans submitted to BCA by a Qualified Person (a registered architect or professional engineer).
- Change of use: if you are turning a space into a different use, such as a shop into an eating place, planning permission from URA may be needed.
- Licensed trades: electrical work must be done by an EMA-licensed electrical worker, and plumbing by a PUB-licensed plumber. F&B businesses also need the right food shop licence from SFA.
We work with your Qualified Person and building management so the works match the approved plans. Check early which approvals your project needs, because they affect the timeline.
